Dubai Off-Plan Property: How Payment Plans Work
Learn how to read a payment schedule, distinguish instalments from total cost and prepare for the handover balance before choosing an off-plan property.

An off-plan payment plan divides the purchase price into instalments. Its value depends on when the money is due, what triggers each payment and how the schedule fits your own finances. A small monthly amount can look comfortable while leaving a substantial balance later. Read the full timetable before judging affordability.
Turn the offer into a dated cash schedule
Ask for the payment plan attached to the exact unit and offer. Record each percentage or amount, due date, payment trigger and recipient. Establish whether the initial reservation is credited towards the purchase price and where it appears in the schedule. Never add it twice or assume it is additional without checking the written terms.

Know what a ratio actually describes
A ratio such as 60/40 normally describes how the stated purchase price is split between stages, but the contract must identify those stages. It does not by itself disclose fees, financing costs, service charges or whether a promotional price depends on faster payment. The figures here explain a format; they are not an AL SAEB project offer.
For your own comparison, multiply every percentage by the quoted unit price. Add the instalments and check that the total matches the contract. Put separate charges on separate rows so that the timing and the complete cash requirement remain visible.
Distinguish dates from construction milestones
A calendar-based instalment and a construction-linked instalment can create different cash needs when a project moves faster or slower than expected. Ask what evidence supports a milestone request and how the contract handles revised dates. Stress-test the handover balance
Prepare a base case and a delayed-handover case. In both, include the money needed to finish payments, inspect the property, address any agreed setup work and begin ownership. If your plan depends on a mortgage, confirm your eligibility and timing with the lender; an anticipated approval is not committed funding. If it depends on selling another asset, allow for a slower sale.
- Can I pay the largest instalment from funds I can reasonably access?
- Could I continue if rental income starts later than expected?
- What happens if my home-currency transfer costs more?
- How much cash remains after furnishing and the first ownership bills?
Compare cash offers and instalment offers on the same basis
Request a complete quotation for each applicable offer. Compare the same unit, included items, total price and deadlines. A discount may depend on a particular payment schedule, and an instalment offer may have a different price. Do not combine the price from one offer with the timetable from another unless the developer confirms that combination in writing.
Check flexibility before you need it
Read the provisions for late payment, cancellation, assignment or resale, and early settlement. Ask who can approve a change and what documentation would be required. A long plan is not automatically flexible. Your ability to exit can depend on the contract, the project and the market at the time.

Does a payment plan mean I have mortgage approval?
No. A developer payment schedule and a lender’s financing decision are separate. Obtain confirmation from the relevant provider for each.
Is the smallest monthly instalment the best offer?
Compare total price, initial cash, all later balances and contractual terms. A low recurring amount can leave a large payment at handover.
