Seven Questions for a Live Dubai Property Video Viewing
Use seven practical questions to make a remote viewing useful, separating what a live camera can show from plans, documents and off-plan renderings.

A live video viewing should answer what can actually be seen today and identify what still needs a document or official check. For a completed property, ask the person on camera to show the specific unit and its surroundings. For an off-plan project, a model, rendering or show unit may be useful, but it is not live evidence that your future unit is complete or has the same view.
1. Which exact unit or project are we looking at?
Confirm the building or project name, unit reference where available, location and whether the subject is a completed property, a show unit or an off-plan concept. Ask for the relevant written listing and the unit-specific plan. If the project is under construction, check its identity and progress separately through Dubai Land Department’s project-status service.
2. Can you show the layout against the authorised floor plan?
Ask the host to move from the entrance through each room, balcony and storage area, then compare the route with the plan supplied by the seller or developer. A camera angle cannot establish measured area or contractual inclusions. Ask for the source document when size matters to your decision.
3. What is the actual view and orientation today?
For a ready unit, ask for a continuous look from the windows and balcony and identify the floor and direction. Notice nearby roads, construction, light and potential noise. For a future unit, request its planned orientation in writing; a marketing view or another unit’s video cannot confirm its eventual outlook.
4. How do access, parking and amenities work?
Ask to see the entrance, lift route and available amenities for a ready property, plus the allocated parking or written parking terms. Separate operational facilities from planned ones in a project still being built. If access or an amenity is critical, request the provision in the property documents.
5. What is included, and what needs inspection?
For a completed home, ask to see finishes, fixtures, water points and visible defects without cuts in the footage. Confirm whether furniture, appliances or upgrades shown are included in the actual offer. A remote call is useful for screening; it does not replace a suitable inspection or written condition record.
6. Which images are live, dated or rendered?
Ask the host to identify the source and date of every image or clip and to label renderings plainly. A tour of a show unit explains a design; it should never be passed off as a live tour of a future unit. Dubai Land Department’s project-status enquiry can provide a separate progress check for an off-plan development.
7. Which documents should I verify before deciding?
Ask for the floor plan, the written offer, the payment schedule where relevant and the advertisement reference. Dubai Land Department provides services to verify real-estate licences and permits, project status and, for a completed property with the needed details, a title deed. Match the documents to the exact property rather than assuming a video proves ownership, approval, price or availability.
