AL SAEBDUBAI & WORLDWIDE

DUBAI PROPERTY · UNITED STATES BUYERS

Buy in Dubai with an AED plan you can understand in USD.

Compare verified properties, understand the real payment schedule, and move from the United States to one best-fit option without being sent a catalogue of unrelated listings.

AED is the source currency. USD figures are informational. No paid buyer commission to AL SAEB where the 0% buyer-commission positioning applies.

01

Set the real budget

Choose a total AED ceiling, the cash available before handover and the monthly amount you can sustain. Add your own bank, transfer and currency-conversion costs rather than budgeting from an advertised starting price alone.

02

Choose ready or off-plan

Ready property may suit a buyer prioritizing immediate use or leasing. Off-plan can spread payments over construction, but requires careful review of the developer, milestones, handover balance and written terms.

03

Verify one best fit

Share property type, budget and timing. AL SAEB compares suitable verified inventory internally and presents one strongest option first, with concrete reasons for the fit.

AED FIRST · USD CONTEXT

Budget from the payment schedule, not the headline price.

Dubai contracts and developer schedules are normally denominated in UAE dirhams. A USD equivalent helps with orientation, but the payable AED amount remains the source. Before committing, request a dated conversion from your bank or transfer provider and allow for exchange spreads, transfer fees and timing.

Useful brief: “Apartment, AED 1.2M maximum, AED 300K available before handover, buying in 6–12 months.” That is more useful than a broad request for “the best investment.”

CROSS-BORDER TAX

Dubai and US obligations are separate questions.

A UAE property purchase can create reporting, income or estate-planning questions in the United States. US citizens and resident aliens are generally subject to US tax rules on worldwide income. Property structure, rental income, financing and personal circumstances can change the answer, so obtain qualified US and UAE advice before acting.

Read the IRS overview for US citizens and resident aliens abroad. AL SAEB provides property information, not individual tax or legal advice.

US BUYER QUESTIONS

Clear answers before you reserve

Can I buy without travelling to Dubai?

Many stages can be completed remotely when the developer process, property and buyer documents allow it. The exact signing, identity and payment requirements must be confirmed for the chosen property.

Will the contract be in US dollars?

AED remains the source price and payment currency. USD equivalents on AL SAEB are informational, so confirm the current transfer amount with your financial provider.

Does 0% buyer commission mean there are no transaction costs?

No. It refers to the commission charged by AL SAEB to the buyer where the positioning applies. Property price, government charges, registration, banking, currency and other transaction costs remain separate.

How do I avoid receiving too many unsuitable listings?

Send three facts: property type, maximum budget and purchase timing. AL SAEB uses these constraints to recommend one strongest verified fit first.

START WITH THREE FACTS

Property type. Budget. Timing.

Send those three details and receive one best-fit verified property first.
